Job Description

 

This role is based in our European Data Centre Business, based in Germany. Please be advised that it would be preferable if the candidate has an EU Working Visa or the ability to work in the EU.

The Project Manager is responsible for overseeing the day-to-day operations of the JAB Projects Teams, ensuring that all aspects of the project(s) are managed effectively in line with the business.

The role will involve managing and motivating a team of Project Manager(s), Engineer(s), Commercial Team(s) and Construction Manager(s) to make sure that the  Project(s) are completed to the highest standards of safety and quality.

The Project Manager will work closely with the Group Commercial Lead and Commercial Manager(s) to develop and implement project strategies that drive growth and profitability in keeping with the business targets. An intrinsic part of this role will be to ensure our project delivery for our client(s) is robust and enhances the business reputation. This will include vigorous implementation of JAB governance and procedures.

The role will require strong leadership skills including the ability to inspire and motivate teams, develop talent and manage performance. The Project Manager will be responsible for maintaining effective communication with Client(s), suppliers and other stakeholders ensuring that all parties are informed and engaged throughout the project lifecycle.

 

Main Accountabilities

 

SHE MANAGEMENT

  • Take ownership and full responsibility to ensure that the requirements of the SHE Plan are fully incorporated (create, implement, and update the SHE Plan)
  • Ensure that staff, operatives, and supply chain comply with JAB SHE standards and processes and legislation.
  • Ensure CDM obligations are addressed and contribute to the Designing for Safety initiative on every project.
  • Implement a safety-first culture on all project(s) under the control of the Project Manager
  • Conduct safety audits and inspections on a regular basis, identifying opportunities to improve practices and procedures.
  • Investigate safety incidents and near misses and develop and implement corrective actions to prevent similar incidents occurring in the future.

DESIGN/BIM MANAGEMENT

  • Ensure that where JAB have design responsibility this is managed and closed out during the pre-construction phase of a project by either directly managing this aspect of the work or assigning team member(s) to have ownership of the design management.
  • Ensure that projects comply with contract specification, drawings, designs, and current regulations & standards.
  • Lead any Value Engineering required for projects and implement through to completion in conjunction with the Project Commercial Lead.
  • Ensure that drawings and design allow project programmes to be executed.
  • Ensure that all aspects of the project are approved and signed off via drawing approvals and technical submittals.
  • Accountable for monthly Design and BIM progress meetings.

INFORMATION MANAGEMENT

  • Take ownership and full responsibility to ensure that all project correspondence including all drawings, technical submissions documentation and approvals are accurate, coordinated and kept fully up to date.
  • Implement a clear information flow plan to the wider JAB external stakeholders through an agreed document management system.

PROJECT MANAGEMENT

  • Accountable for completing projects in line with the JAB Operating Framework
  • Act as preconstruction leader when required.
  • Develop a project strategy which is approved by the Business Senior Leadership.
  • Develop a project plan, with associated resource plans and schedules to meet the overall project programme.
  • Account for the quality and quality management of the project (requirement to produce, implement and update the project quality plan)
  • Produce and implement off site manufacturing strategies as required.
  • Set up procurement strategies for the project.
  • Set up resource strategies for the project.
  • Provide leadership and direction to project team members, and ensure that team members are motivated and engaged.
  • Implement an effective change management process.
  • Set and monitor project targets and standards.

COMMERCIAL

  • Fully accountable for all commercial aspects of the project.
  • Develop and manage project budgets and ensure that projects are completed within approved budgets.
  • Responsible for issuing, recording, and responding to internal and external correspondence of a significant nature in relation to the JAB obligations within the Project Contract.
  • Identify and manage project risks and develop and implement risk mitigation strategies.
  • Ensure accurate financial forecasting is completed using the CVR monthly.
  • Drive the project cash position to ensure that the project remains cash positive.

SMART LANDINGS

  • Accountable for the production and implementation of project specific SMART landings plans to meet the contract requirements.

REPORTING

  • Communicate project information to project stakeholders, including senior management, clients, and contractors.
  • Produce a monthly contract review report and present this to the business leadership for all Project(s) at a monthly Contract Review Meeting.
  • Produce Internal Progress Reports in line with the Operating Framework
  • Produce external Client progress reports as required.
  • Recording project position, progress, issues and delays as necessary under the mechanisms within the contract.

CLIENT ENGAGEMENT

  • Attend all meetings as detailed within the project Communications Plan to ensure project delivery.
  • Develop and maintain positive relationships with project stakeholders, including clients, contractors, and suppliers.

WORK WINNING

  • As and when required be involved in work winning activities.
  • Act as Bid Leader when required to ensure bid deliverables are completed to meet the bid programme.

PROFESSIONAL DEVELOPMENT

  • Input into focus and steering groups as required.
  • Carry our peer reviews as required.
  • Manage project team member performance, including providing feedback and coaching, and addressing performance issues as needed.
  • Stay up to date with the latest industry developments and participate in professional development activities to maintain and improve knowledge and skills.

 

Communicating and Influencing

 

The role will report into an Director/Operations Director and will interface with the wider project team and the enabling operations within JAB. The Project Manager will engage and liaise with the client and members of the professional team.

All methods of communications are to be utilised in-line with the Project Communications Plan but will typically be verbal and written communications face to face in meetings or via email.

 

Financial Responsibility

 

The Project Manager will be responsible for successful delivery of the project within the project estimate.  Accountable for the operational and commercial management of the sub-contractors and suppliers through every stage of the project.

Change orders should be managed and prices to ensure costs are recovered and changes formally recorded. Any delays should be recorded and financial recovery as per the contract managed by the Project Manager.

 

People Responsibility

 

Typically 6-10 direct reports depending on project size.

Responsible for the performance and development of the team.

Undertake mid-year and year-end PDRs for all direct reports.

 

Specific SHEQ Accountabilities

 

Responsible, in conjunction with other members of the project team, for compliance with all aspects of Health, Safety and Environmental policies and legislation.

 

Knowledge, Qualifications, Skills, and Behaviours

 

Knowledge

Relevant experience as required for the role.

  • Knowledge of design, commercial, pre-construction, construction and commissioning and handover activities within building services sector shall be required.

Qualifications

Appropriate level of engineering-based qualifications to include:

  • C&G or NVQ to level 3
  • HNC/HND/Degree in Engineering Services
  • CITB Safety Course (SMSTS)
  • CSCS Skills Card to the appropriate level
  • Relevant experience as required for the role.

Further relevant information

 

The Project Manager will be predominantly site-based within a defined geographical area, however flexibility in this respect will be required. The Project Manager will be required to carry out any other reasonable duties commensurate with the level of the role, not defined within the job description.
